Pre-construction Deals

I have a buddy who has been doing these pre-construction deals on beach front condos the past 2 years, and has been doing very well...does anybody else have any experience with this...

he buys the condos in the pre-construction deals, and waits the 18-24 months for them to be built, and then turns them and makes 40-60%

very intriguing...

i think april of 06 will be the last time to profit on those types of investments until the next cycle comes around, florida is absolutely out of control....

600,000$ for a 1,000sf....could fly in ny or london....maybe chicago..but know way will that last in florida

heres how crazy Florida is right now. Where I live a 1/4 acre lot was about $12,000 2 years ago. Today $95,000. Thats like an 800% profit in 2 years.

I do it for a living....Market is correcting itself quickly..not a great time to jump....too risky. If you want Real esatte investments looks for properties you can hold for 10 yrs right now....lease, tax cows whatever and ride on the wave....
